Tenancy Preparation: Direct Let prepare the relevant tenancy paperwork either A.S.T agreement or Company Let Agreement... We prepare the section 48, section 21, deposit registration.
Legal Compliance: Provision of landlords Gas Safe certificate, EPC, compliance of HMO regulations, Fire and Furnishings Act, P.A.T (electrical).
Move In / Out: Once the tenant has passed our credit referencing, and credit check application we arranger the move in. On the day a detailed inventory is prepared recording fixtures and fittings, Condition report, utility reading, key assignment and photographic back up. Upon move-out the original inventory is checked off, readings taken and condition noted. No deposit will be returned without full consideration of the tenants responsibilities. Damages and dilapidations must be accounted and compensated for by the outgoing tenants. This ensures a smooth handover to the ingoing tenant.
Collection and payment of Monies: All deposits are paid by the ingoing tenant in advance of move in or tenancy agreement acceptance. The 1st month rent must be paid in cleared funds prior to handover. Therefore subsequent rent is paid on the 1st day of each month by standing order.
In most Cases we provide a rental guarantee scheme (subject to conditions, please ask). Our insurance provider will, if subjected to a claim , normally pay out with 8 weeks is the claim is successful. Most importantly there is no excess or void period. Its full occupancy or until vancant possession is obtained.
Landlord Payment: We strive to pay all our landlords by the 21st of each month all collected rents...The balance of monies after agreed deductions is paid directly into the landlords account online.
