A Tenants Checklist

When you are looking for a new place to live, there can be a lot to organise and remember. Asking
the questions below will help you choose the place that’s best for you, your budget and your lifestyle.

Questions to ask:
1.   When is the property available?
2.   Is it a fixed-term tenancy or a periodic tenancy?
3.   Is the property fully furnished?
4.   What white goods (e.g. washing machine, refrigerator, microwave, etc) are included?
5.   Is it close to transport? Shops? University?
6.   How many people are allowed to live in the property?
7.   Does the property get morning or afternoon sun?
8.   How secure is the property? Are there deadlocks and/or an alarm?
9.   Who is responsible for mowing the lawn?
10.  Is there a garage or on-street parking?
11.  Is it OK to smoke inside?
12.  Are pets allowed?
13.  What’s the neighbourhood like?
14.  Does the landlord have any references?
15.  What is the best way to contact the landlord?
16.  Is the rent paid monthly or weekly?
17.  What Deposit is required?
18.  Which scheme is my deposit protected in?
19.  Is the property managed by a letting agent? If so who?
20.  Will any damages or repairs be completed before move in?
21.  Is the property double glazed?
22.  Does the property have gas central heating?
23.  Is all the furniture in the property belonging to the landlord?
24.  Is the property a HMO?  If yes can you see the license?
25.  Will the property be cleaned before i move in?
26.  Can i see a copy of the tenancy agreement i have to sign?
27.  Have i asked the tenants currently living there?
28.  Finally, do i like the property?
29.  Most important, have i had legal/experienced people check the tenancy agreement?
