Direct Let constantly have properties to let in the Manchester area. The style of properties we cater for is one up to ten students. We find that students start to reserve suitable properties in January of the year they require with a September start date. ie: view and reserve in January 2011 for a move in July/September 2011. In the high demand areas the properties become reserved quickly. You will find that most landlords and letting agents require a five week deposit. They will also ask that you pay at least a half rent retainer for July and August.  Thereafter full rent is payable from the 1st September up to the 30th June the following year - (The academic year).  In most cases students are responsible for all utilities, gas, electric, water, telephone, broadband etc.  Furthermore as tenants you are responsible for council tax.  If you are a fulltime student you should be able to apply for a council tax exemption to the local authority. At the beginning of the tenancy, each student living in the property obtains their individual student card / certificate from their university.

Upon receipt of all certificates, these should then be forwarded to the relevant Council tax office together with the details of the property you rent and / or a copy of any Council Tax bill already received showing the Council Taz reference number. The Council Tax office will then process your application for exemption and forward a bill with a zero balance.

IMPORTANT NOTE:
Once you have received the exemption bill from the council tax office you MUST check that the dates are correctly in line with your tenancy dates. ie. Tenancy term is 1st July to 30th June. The Council Tax bill MUST show these dates and not upto the end of their financial year. ie 30th March.

Checking this at the beginning will save you a lot of time when requesting your deposit refund at the end of the tenancy. Please note that your deposit cannot be processed for refund to you until this correctly exemption certificate has been received by Direct Let. 

As the big move in day approaches contact your landlord or letting agent to arrange a move in and or sign your tenancy agreement.  The landlords must supply you with a copy of your tenancy agreement, a section 48 notice and a valid EPC certificate.  If the property has gas you must also received a current gas safe landlord’s certificate.  Your landlord also has to register your deposit in one of the three appointed government schemes.  A copy of the registration must be supplied to the tenant.  On the day of the move in you must do the following.

1. Collect your keys.
2. Check Burglar Alarm System.
3. Obtain Instructions For The Heating.
4. Obtain Instructions For Any Domestic Appliances.
5. Agree The Condition Of The Property (An Inventory)
6. Make Sure Any Promises Made To You Prior To Move In Have Been Completed.
7. Get Full Emergency Contact Details For Landlord.
